Schools
Qualico's plans show three future school sites in Southbow Landing, but no school has been built or funded yet. Until then, students attend schools elsewhere in Cochrane.
For the 2026/27 school year, Rocky View Schools' attendance-area map designates these schools for Southbow Landing addresses:
- Kindergarten to Grade 8 (English): Fireside School
- Kindergarten to Grade 4 (French Immersion): Glenbow Elementary School
- Grades 5 to 8 (French Immersion): Mitford School
- Grades 9 to 12: Bow Valley High School (English) or Cochrane High School (French Immersion)
Bow Valley High School is on River Heights Drive in south Cochrane, and it finished a modernization and expansion in fall 2026. Cochrane Christian Academy (kindergarten to Grade 8) is also an option through Rocky View Schools' Christian programs.
Calgary Catholic School District serves Cochrane families through Holy Spirit School (kindergarten to Grade 8) in Fireside and St. Timothy School (Grades 9 to 12).
School boundaries change from time to time, especially in a new community. Always confirm your child's designated school with the school board when you register.
Parks, pathways and the river
Much of Southbow Landing is set aside as open space. Qualico plans more than 10 km of pathways with bike trails, four parks with playgrounds, a storm pond and a dog park. The Town's plan describes a "green spine" of open space running east from Highway 22 through the community, linking the schools, a central park and natural wetlands, with lower-impact pathways along the Bow River valley.
The plan also mentions a possible future walking and cycling link to Glenbow Ranch Provincial Park, across the river. Cochrane's wider network already has more than 80 km of pathways, trails and sidewalks, which you can explore with the Town's interactive pathway map.
Getting around: Highway 22 and the Trans-Canada
Southbow Landing sits right on Highway 22, which runs south to the Trans-Canada Highway (Highway 1). Qualico estimates about 5 minutes to Highway 1, 10 minutes to Cochrane's town centre, 30 minutes to downtown Calgary and an hour to Banff. Times depend on traffic, so try your own commute at rush hour before you buy.
The Town's plan includes a village centre with shops and an employment area near Highway 22 and James Walker Trail, so more everyday needs could be met close to home as the community builds out.
Is Southbow Landing a fit for you?
Southbow Landing may suit you if you want:
- A brand-new home from one of several builders
- A choice of front-garage homes, laned homes, duplexes and bungalows
- Quick access to Highway 22 and the Trans-Canada
- Pathways, parks and the Bow River valley close by
Things to weigh: years of construction ahead as later phases are built, no school in the community yet, and a planned village centre that will take time to arrive.
